Here is an example of an off market deal in a great neighborhood in Oakland County Michigan.
We buy houses of all shapes and sizes in Michigan, and I acquired this house that was built in the late 60’s, early 70’s I believe. It was pretty unique. It has the gambrel style roof like an old barn, not something you see a lot of in Michigan.
This house needed a lot of repairs, there were blight tickets on the window, and city code violations. There weren’t any back taxes but there was an out-of-state owner who lived in Pennsylvania. She was going to fix it up but ran out of time when her mother became ill, so she was ready to sell.
It wasn’t something that happened in two days or two weeks. It took some time but we were able to do a remote closing, get a notary out there, power of attorney, get the documents signed and sealed, and we closed locally here in Troy in about a month and a half.
It has to make sense for both parties, and it did. I actually gave her almost $3,000 more than she was asking and said I would just take care of the rest of the things that she wanted and paid off the mortgage note completely. That way she brought zero dollars to closing and I felt good about that and so did she. So it was a win-win. It’s about creating a win-win for the buyer and the seller.
